Why you would renovate your home?

To make it more you:

Renovating your home gives you the chance to design it, exactly the way you would like. This might mean creating that open style living area that you have always dreamed of too updating the interior of your home to match current and more modern trends.

Whatever it might be a renovation is your chance to make your home uniquely yours!

Tip: Remember… Renovating is not just for the inside but the outside as well. Could the exterior of your home be updated or will you create that outdoor entertainment area that you have always wanted?

Increase the value of your home:

Renovating your home is a great way to increase its value. This is due to the more modern look, functionality, updated fixtures and fittings that you installed and created.

Tip: Before you undertake any renovation, get an approximate evaluation of your home with the changes you plan to make. That way you won’t over capitalise and lose money when it does come to selling.

Save money:

When you include things like stamp duty, legal costs and agency fees, selling your home and moving to a new one can be quite expensive. However by renovating your home you can put those funds into materials and labour and increase the current value of your home. Depending on your circumstances this could be a win win.

Stay put:

Leaving a community can be tough, especially when you have children who have settled into their schools. Like a home extension, carrying out and completing a renovation can give you the extra space and functionality that your existing home doesn’t provide. Meaning that you can stay put for longer.

Tax benefits:

There can be certain tax benefits to renovating a house depending on the circumstances. If renovation is something that you are seriously looking at, a trip to your local tax man to discuss your position, could be a good move.

What does the average home renovation cost?

According to realestate.com.au your budget for your home renovation should not be any higher than 5% of the purchase price. This averages out to be around $20,000 for the national house price of $437,500.

However as you can imagine, each home renovation that we complete varies greatly from one to the next. To get a better idea of how much your home renovation will cost you, complete our Building Cost Calculator and we will be able to budget according to your needs.

What areas of the home can I renovate?

Any area of your home can be updated, including inside and out. We find that the main areas that people focus on are:

  1. Kitchen
  2. Bathroom
  3. Bedroom
  4. Outdoor area

Additional areas to consider:

  1. Bedrooms including master bedroom
  2. Ensuites
  3. Laundry
  4. Walls, both interior and exterior

Tip: Just because you can renovate a room doesn’t mean you necessarily should. Think about what you are wanting to achieve with each room and this will help keep your costs down. It may be just a case of new paint and carpet…
